Title

Resolution authorizing the former owner, or their heirs and beneficiaries, to repurchase the City-owned tax deed property located at 3401 West Wanda Avenue, in the 13th Aldermanic District.

Analysis

This resolution authorizes the buyback of the property located at 3401 West Wanda Avenue in accordance with Wisconsin State Statutes Chapter 75, Act 207.

Body

Whereas, The property at 3401 West Wanda Avenue (“Property”), Tax Key 6680009000, was acquired by the City of Milwaukee (“City”) from Karen Ann Broomfield (“Former Owner”) through in rem property tax foreclosure on June 14, 2024; and

 

Whereas, Holly R. Stiller, daughter of the Former Owner, desires to buyback the Property from the City on behalf of the Former Owner’s estate (the “Buyer”); and

 

Whereas, Wisconsin State Statute § 75.35(3), mandates the sale back of single-family, owner-occupied homes that were tax foreclosed as long as the former owner, or their beneficiaries or heirs, are able to pay back all taxes, fees, interests, and costs; now, therefore, be it

 

Resolved, That the Department of City Development (“DCD”) is authorized to accept an unsolicited offer to purchase the Property from the Buyer, provided that the Buyer meets the following conditions for repurchase:

 

1.  The Buyer will pay back all taxes, interests, costs, and any other amounts permitted under Wis. Stat. 75.36(3)(a).

2.  The Buyer provides documented evidence of financial ability to pay all eligible buyback amounts, as noted above, at closing, and understands that the evidence will be verified by DCD; and, be it

 

Further Resolved, That upon sale closing, the repurchase proceeds will be distributed to the Delinquent Tax Fund.
