Minutes note: Ms. Dana Zelazny said the outdoor seating area will be enlarged, adding a canopy area, expanded seating, a fireplace and vestibule. The outdoor seating area will have low brick walls and 13 tables and 10 chairs will be added and new landscaping. A seasonal outdoor coffee bar will also be added. Staff has reservations about the unique features of the building being obscured and requests that the outdoor features be removed during the cold months. Chris Socha - architects - he understands the concerns about the vestibule and the seasonal kiosk obscuring the building. They pulled features from the building into those elements so it would add to the building. Nothing attachs to the building itself. The lattice work by the vestibule is to catch snow and provide a windbreak for the door, whose seal fails multiple times a year. They don't wish to remove the vestibule in the winter as that is when it's most important. Lincoln Fowler - co-owner of Colectivo - the blocked-in window isn't original to the building; it's where the coal was stored. Ms. Keating Kahn has no problem with the coffee bar/kiosk. Mr. Williams has no issue with the vestibule. Joe Migalkowski - design engineer - there are rolling gates that will close up the coffee bar kiosk. He's concerned about the poor quality if they put in something they had to remove in the cold months. Ms. Pieper Eisenbrown is concerned that the maintenance be kept up. The business is maxed out on its internal space and so cannot provide an interior wind break. Ms. Keating Kahn would like the vestibule to mimic the shape of the door, but the architect looked at doing that and it made it too big. Grant as presented, except for the vestibule, by Mr. Williams, seconded by Ms. Pieper Eisenbrown. There were no objections. The Commission would like to see either vestibule alternatives or more views of the vestibule. The applicant will bring the vestibule back before the Commission.
