Title
Resolution approving a lease with Stone Creek Coffee for the vacant land located at 2270 South Kinnickinnic Avenue, in the 14th Aldermanic District. (DCD)
Analysis
This resolution authorizes the Commissioner of the Department of City Development to enter into a long-term lease to facilitate retail development in the Bay View area.
Body
Whereas, The City of Milwaukee acquired 2270 South Kinnickinnic Avenue in 1970; and
 
Whereas, The lot is irregularly shaped, contains approximately 3,164 square feet and is unsuitable for any municipal purpose or stand-alone infill development; and
 
Whereas, Stone Creek Coffee, a local coffee roaster with wholesale and retail outlets, contemplates entering into a lease for the commercial property adjoining the City's lot, provided it can lease the City's lot for accessory outdoor seating and green space uses; and
 
Whereas, Stone Creek proposes to make a $125,000 investment in the Bay View area and expects to create 10 to 12 new jobs; and
 
Whereas, The Department of City Development recommends approval of a City lease that is coterminous with Stone Creek's lease for the adjoining property, and in consideration of Stone Creek's commitment to improve and maintain the land at its sole expense, further recommends an annual lease rate of $500; now, therefore, be it
 
Resolved, By the Common Council of the City of Milwaukee that the Commissioner of the Department of City Development is authorized and directed to cause the preparation and execution of a lease agreement with Stone Creek Coffee for the property located at 2270 South Kinnickinnic Avenue, said lease to contain use and payment provisions as outlined above and all other terms and conditions deemed necessary to protect the City's interest; and, be it
 
Further Resolved, That upon termination of the lease, maintenance responsibility will revert to the Department of Public Works.
