Prospect Avenue Proposed Zoning Change Honorable Members of the Zoning, Neighborhoods & Development Committee By email c/o Chris Lee, I am writing to express my recommendation to reject the change in zoning to a new Detailed Planned Development for a multi-family residential development at 1550 North Prospect Avenue. The proposed building is far too large to be accommodated on this lot. The number of apartments and residents are beyond what most would consider, remotely, reasonable. Accommodation for visitor parking is inadequate and the ability to service the building with delivery trucks and semi trailer moving vehicles cannot be accomplished with the design and space provided. The plan for a streetcar route on Prospect Avenue make this, even more critical, since the streetcar will take away another lane of auto and truck short term parking. The design needs to be congruent with these realities. The setbacks on the north and south lot lines are extremely small. The building would massively encroach on adjacent properties, like nothing we have seen on Prospect Avenue in the recent past. The developer seems very disrespectful of the surrounding infrastructure, it's neighboring buildings and the density of neighborhood. Past large modern developments on Prospect Avenue, such as "The Landmark on the Lake”, 1660 North Prospect, are built on much larger lots with adequate space and design characteristics to accommodate these real-life issues. As one person has characterized this development; “Nice building, wrong place”. Milwaukee and Prospect Avenue is too beautiful and valuable to allow this "shoe-horned” development to be built.
