By requiring scientifically established zoning standards for size of building to lot size and assuring appropriate setbacks from streets and neighboring buildings you have assured a safe and beautiful environment for people, buildings and the bluff. We strongly request you to reject the change in zoning to a new Detailed Planned Development for a multi-family residential development at 1550 North Prospect Avenue. Our itemized objections follow: 1. The building is too big for the lot. The City's zoning standards would suggest a 112,000 square foot building for a .64 acre lot while this proposal is over 360,000 square feet! 2. Setbacks are inadequate allowing only 3.4 feet from the lot line with 1522. 3. Safety issues cannot be overstated by the proposed size of the building requiring 40-50 % of the footprint extending past the crest of the bluff. This would require the building to be built on pilings. Massive amounts of pile driving would be required. The weight on the bluff poses a hazard for the surrounding buildings. Damage to surrounding buildings is likely. The contractor's liability insurance is inadequate to protect the neighbors from damage to their homes. It is our understanding that no engineering or geological study has been required of the developer nor has adequate liability insurance been required of the developer. 4. The proposal does not have a turnaround drive. Every visiting car or delivery truck that enters the driveway will be required to back out across the sidewalk and onto Prospect Ave. Because no accommodation has been planned for semi moving trucks to park and unload, they will likely have to park on Prospect Ave, blocking a lane of traffic. 5. The number of parking spaces appears to be inadequate for a building with 200 units. This proposed plan violates so many of the elements of Milwaukee Zoning Code of Ordinances, section 295-103! Please remember that the residents of 1522 pay $1.25 million annually in property taxes and of equal importance, many have worked many years (paid and volunteer) to help make our beautiful community a home for excellent health care, world recognized Art and Public Museums, athletic centers, educational facilities, banks, manufacturing, service and professional jobs available to all economic, racial, and ethnic citizens of Milwaukee.
