Prospect. The developer proposes a building with over 360,000 square feet on a .64 acre lot. This is a departure from City zoning standards of 112,000 square feet for this size lot. In order to Shoehorn the proposed building on the lot requires the relocation of the mansion and overlapping the proposed building to the steep bluff. There is also grossly inadequate visitor and deliveries parking (only two spaces for a building with 200 units and 360 bedrooms). By contrast, 1522 has 12 surface spaces for half as many units. Deliveries will be further hampered by no room for surface turnaround. In this regard, every visiting car and truck that turns into the driveway will have to back out across the sidewalk and on Prospect Avenue. There is nowhere for semi moving trucks to park and unload. They will have to park in front of the building, blocking a lane of traffic on a very busy Prospect Avenue. This will have further implications when the street car begins operation several years hence. There are further safety issues regarding the alteration of the bluff. No engineering or geological studies have been offered by the developer. The weight on the bluff by a building of this size will surely pose a hazard to neighboring buildings.
