The building is too big for the lot.The Citys zoning standards suggest a building with 112000 square feet as appropriate on this lot. The developer proposes over 360000 square feet. 2. The setbacks are extremely small, including only 3.4 feet from the south lot line. 3. There is grossly inadequate surface parking for visitors, moving vans, delivery trucks etc. 4. The proposal does not include a turnaround drive. Every visiting car or truck that turns into the driveway will have to back out across the sidewalk onto Prospect Avenue. 5. There is nowhere for semi moving trucks to park and unload. They will have to park on Prospect Avenue blocking a lane of traffic. The Milwaukee Zoning Code of Ordinances, section 295-103 states that the purposes of the ordinance are to "maintain safe pedestrian and vehicular circulation......enhance the streetscape and pedestrian environment....maintain a compatible scale of developement.....and encourage reinvestment in established urban neighborhoods while protecting thier unique characteristics" 1550 North prospect Avenue is prime property and some lovely developement is bound to take place here. The present proposal is just not the one. Respectfully Submitted David L. Raasch TTEE Raasch Revocable Trust 1522 North Prospect Avenue
