In the interests of full disclosure, I am the owner of a condominium unit in 1522 N. Prospect, and so am directly impacted by the proposed development. My reasons for opposing the proposed plan for the Goll Mansion lot are numerous, including: the density of the proposed building (360,000 square feet where zoning standards suggest that a building with 112,000 square feet would be appropriate); the unsettling effect that this project would have on our neighborhood (the lack of a turnaround drive, inadequate parking, the impact of the proposed street car on traffic flow); and safety issues regarding the bluff (no engineering or geological feasibility study has been offered by the developer and the weight on the bluff poses a hazard for surrounding buildings). But perhaps one of the most compelling arguments against the proposed development is one of which I only recently became aware: The proposed setbacks are extremely small, including only 3.4 feet from the lot line with 1522. My fellow unit owners any I pay nearly $1.25 million annually in property taxes; I can assure you that I didn't purchase my unit (and I don't pay my proportionate share of those taxes) so that a considerable portion of what I see from my unit would be of a building less than four feet away from me! I'd venture to guess that not a single person receiving this e-mail would want such an obstruction jammed up next to the place that they call home. If there is a sensible alternative to the current plan, I'm all in favor of listening to it. But, for the reasons noted above, what's currently on the table simply is not sensible. I am looking forward to attending the ZND Committee meeting on Tuesday, July 19, and to a full and vigorous discussion of the problems caused the Detailed Planned Development.
