Terrace Ave. Together with my partner, Mike Maschek, and my son Freddy Kaufmann, we are the applicant and this is intended to be our family's future home. Of course, I know many of you well as colleagues and from past visits to HPC. You are possibly familiar with my commercial development work - which includes significant projects in Historic Districts. My award-winning projects include sensitive new construction infill such as the Clock Shadow Building located in Historic Walker's Point as well as redevelopment of historic buildings such as the bank in Sherman Park transformed into the Sherman Phoenix. Most recently, we presented to your unanimous HPC support for the restoration of the Historic Koeffler Double House in EastTown into the Dubbel Dutch Hotel, which is now listed on the federal historic register. Notably, my partner on the Dubbel Dutch - Patrick R. Jones of Ramsey Jones Architects -is also our architect on the project to be presented to you Monday. You may be less familiar with my residential experience across Milwaukee neighborhoods. I have constructed many homes - many of which are located in Historic neighborhoods and some of which have served as my personal residences. My experience includes renovation of my very first home in the Historic Brewers Hill Neighborhood, to building a client infill home in the Historic Brady Street neighborhood, to new construction in Historic Walkers' Point - a home my partner MIke Maschek currently occupies. My current home in Riverwest is a contemporary infill home, also designed by Patrick R. Jones. Each of these homes were purposefully crafted within their respective neighborhood contexts and they now stand as recognized assets that improve the blocks on which they sit. In all of my commercial and residential work, I am known for my intentional community participation and have served as past President for both the Historic Walkers' Point and Historic Brewers Hill Neighborhood Associations while residing in those respective neighborhoods. I share all of this background to underscore my track record. We will bring this same level of care and effort to our current project and look forward to our dialogue with you on Monday. I fully appreciate the time commitment you make as HPC Commissioners and am incredibly grateful for your valuable service. I did not intend to communicate with you in advance of the meeting, but since I am aware of some potential neighborhood opposition, I thought it useful to share my perspective. Since we acquired the land on Terrace, we have spent more than a year working with our architect and Historic Preservation staff to fully understand historic guidelines in the context of our site constraints in order to craft a home that we believe will be a beautiful addition to the neighborhood and Milwaukee. This effort has required us to make many compromises and will require that we invest our life savings to create. We have also been in dialogue and direct meetings with neighbors to explore pathways of alignment. We have one neighbor - immediately to our north - who currently encroaches on our property and we have communicated for months on ways to resolve the property boundary concerns. We understand this boundary matter is disappointing to our existing neighbors, however they purchased their home next to a vacant lot slated for redevelopment with knowledge of this encroachment, which is also clearly shown on survey and is even recorded on their deed. Unfortunately, this neighbor is now leading some opposition to our plans by circulating a petition they submitted along with a letter of opposition. Nonetheless, this issue is unrelated to historic considerations and we will continue to seek dialogue and transparency in our efforts. While we have studied and applied the historic guidelines with care - we understand they are open to some interpretation by others - and by you and your staff at HPC. Our architect worked diligently with Tim Askin, as HPC staff over some weeks in order to ensure we achieved staff support hopefully leading to Historic Preservation Commission support. We were concerned to learn just a few days ago that Tim Askin is on indefinite leave and did not file his staff report for our file. Our architect has now discussed with Carla Hatala who had no initial knowledge of our project and as of this writing, still no staff report has been issued. Time is of the essence for our project and we ask that this circumstance not create further complications nor delays to an already long process. Our architect can speak in detail to the dialogue with HPC staff as needed. There may not ultimately be alignment in every aspect of our proposal for every neighbor or person looking at a new home in a historic district; however, we worked extremely hard to comply with guidelines. We modified plans in response to HPC staff guidance and are also thrilled that so many of our neighbors have offered positive feedback and welcoming support.
