Terrace Avenue in the North Point Historic District To: Office of the City Clerk Sent: Via email to: jowsca@milwaukee.gov and lelmer@milwaukee.gov We are writing to convey my concerns for the planned new home construction at 2409 N. Terrace Avenue now before the City of Milwaukee Historic Preservation Commission (HPC). We chose to live in the North Point Historic District specifically due to the historic nature of the neighborhood and the homes on Terrace Avenue, with the obvious exception of the two homes immediately north of Ascension Columbia-St. Mary’s Cancer Center on Terrace Avenue, which have no historical value. One of the most appealing historic qualities of Terrace Avenue and more broadly the neighborhood, is the open feel of the street. We have significant concerns, based on the 2409 N. Terrace owner’s building plans as submitted, which identify only a 23 foot setback, which would create not only an exception to the established homes on this block of Terrace, but would completely alter, in a negative way, the view and feel of this historic neighborhood. We would hope that the Commission would find the 2409 proposal, specific to the “shallower” set-back of 23 feet, to be unacceptable especially in face of the potential for further “creep”, as the two homes immediately south of 2409 already have a setback less than the 30 feet. In other words, the prior decision to allow these two homes south of 2409 to have a shorter setback should not serve as precedent for 2409 to even be shallower, thereby further altering the feel of the street and the view on this block of Terrace. In summary we would ask the Commission to deny the 23 foot proposed set-back, and require the proposed house at 2409 to be at least 30 feet from the street, consistent with the historic nature of this block of Terrace Avenue. Thank you for considering this concern. As we will be unable to attend the Monday, October 10th Historic Preservation Commission’s hearing, we would request that our objection be recorded as such.
