PROSPECT AVE There must be other more suitable locations for this kind of multi-use development. Please see comments below: * Density o Building too big for the lot. Setbacks are extremely small and the building would be jammed right up to the property boundaries on both sides * Chaos in neighborhood o There is no viable plan for moving trucks to park and unload o Inadequate parking facilities for prospective residents and their visitors ? Not to mention the strain on an already busy thorough fare. ? Street parking is already at a premium for existing residents and guests * Safety issues regarding the Bluff o No engineering or geological studies have been submitted by developer. ? This project compromises the structural integrity of this multi-use development and surrounding buildings * City image o While the city wishes to make urban living appealing to this developer, the potential gridlock to travel, bike riders, existing and future residents will achieve the opposite ? The city will achieve undermining the structural integrity of the area for many years to come so a developer can offer a lake view on too small a lot. * Inconsistent with zoning ordinance The proposed project violates every one of these principles and therefore should be rejected.
