As owners at 1522 N Prospect Avenue, we are deeply disturbed by the lack of planning and analysis given for proposed building on 1550 N Prospect site. The issues with this building extend far beyond moving a historic mansion. Here is a long list of concerns that have not been addressed: 1. The building will be hanging over the bluff, not only blocking the view for all building around but also creating danger for this new construction to collapse and surrounding buildings that might collapse or get damaged as well. We have not seen any engineering reports to this extent. 2. New building will be set virtually against 1522 north-facing windows. Forget about blocking the view, there is a plain issue of respect for both owners of 1522 and residents at the new building. Having a building nearby and seeing neighbors windows is one thing, but having a building set 3.4 ft away from 1522 lot line is another. It seems to us that developer does not see people as human beings worthy of respect and consideration for their privacy. 3. Parking is absolutely inadequate for the size of the building. Not too many people renting a luxurious 2-bedroom apartment will be satisfied with 1 or no parking spots. Prospect avenue is already crammed with people from nearby apartment buildings parking on the street. There is just no room for addition of over 100 cars that will not fit into 1550 building. 4. Current plan disregards any concerns for moving-in / out and turning around. There absolutely no space allocated for that. Every weekend, the entire day there will be a moving truck on Prospect blocking one lane of already jammed traffic. We believe developer is not concerned about this either. 5. Per City zoning only a much smaller building can fit on this small lot. We have not heard any explanations as to why zoning can be changed and 3 times bigger footprint can be allowed on a 0.6 acre lot. 6. Building this project will detract from the every value for safety, privacy, equity, lack of congestion and view that current residents of the neighborhood are entitled to. There are absolutely no positives for the neighborhood with this building being built. Even for City’s tax purposes, it will not be a plus, as current surrounding properties will not appreciate and not sell and the tax base will shrink rather than expand. 7. With all above issues, it will be hard to imagine that people would want to live at 1550 N Prospect and pay enough to support this project being financial feasible for the developer, knowing that the building can collapse off the cliff any time, has no parking and getting around Prospect Avenue is a nightmare no matter how beautiful the view might be. 8. And if Developer does not generate enough revenue from rental units, which is highly likely based on the far thin-stretched footprint, City will not get the taxes it hopes to collect from this site. There will be half done monstrosity sitting and creating all kinds of potential dangers and additional liabilities for the City and the neighborhood. We ask you to seriously reconsider the current plan of development and reject the zoning change. It is better for the people and for the City.
