I attached the historical information I found for the garage from the city's microfiche. Also, I believe Tim's assessment of the setback problems would be correct if we attached the garage to the house. However, I discussed our plans with plan review and they advised that our project would be in compliance with the setback rules so long as the deck ran over the garage and was not structurally attached. Our plan includes the installation of four new columns (and footers) that are not attached to the current garage for support of the new deck. The garage roof would be under the deck. A copy of the setback/zoning rules I discussed with plan review is attached with the rules applicable to our project highlighted. The current file Item No. 6 is the old plans/pictures that have been replaced. Items 11, 12 and 14 are the current proposed plans. We are open to materials changes that the Commission believes are appropriate. Looking forward to the meeting on Monday and the Commission's suggestions.
