FYI.  I have talked at length with Mr. Wudke and assured him that we are doing everything we can to the strictest letter of law on this one.  We never received his e-mail until just now.  Apparently he had the wrong address before I gave it to him via phone today.

..I am sending this cry for help in an effort to save this property from its owner who has neglected this property and now may have damaged it to a point of no return.

It has been documented that this property has had a year of abuse and neglect from its current owner a Lukie Christie Jr. of Mequon, Wisconsin.

This property, being in the Cold Spring Park Historic District, is not maintained in any way, shape, or form. Only continued abuse and destruction seem to be its fate.

It has been vacant for a year. No one maintaining the building or the grounds, from my observation(other then infrequent mowings, usually letting sporatic weeds grow over a foot high)...for a year. In July, what was left of a custom stone railing along the homes' once grand porch, was destroyed and discarded . Windows and screen doors were/are left open while no person was visibly at the site. It is clear the owner doesn't care about this property, or the historic district the home resides in.

I have informed the Cold Spring Park organized Community Board of my observations. Currently, I have had no feedback to the email for my concern of this property.

This structure is of high significance in representing the grand style of home architecture in the area for a narrow window of time circa 1900. I happen to be the proud owner of 2801 W. McKinley Blvd., across from 2802. I have watched this property decay from the lack of maintenance from every owner who has occupied 2802 since my purchase of 2801 in 1998. Today, this property is threatened to become compromised to a point of no return. The threat of a break-in or destruction are real and increasingly present in the homes current obvious neglected state.

I'm guessing from my experience w/owing other properties, this home is not insured because it is vacant (insurance companies do not insure vacant homes). This owner apparently has no concern that he could be approached with any community or municipal corrective action measures. We are headed into winter. The porch columns are leaning to the side from ripping the stone railings away using a CAT tractor. The porch roof canopy to the west is collapsing from rot. Currently, the porch is a safety concern as the brick and wood platform, from its insensitive demolition/removal of key decorative elements, has openings exposing the inner guts of the underneath platform structure. There were plastic tape guides that ran along the length of the "construction zone" of porch. But that has long ago ripped and been wind blown like leaves in the breeze not to be replaced or repaired. As if to say "who cares". Obviously, not Mr. Christie Jr.

I am looking into any legal action that can be taken regarding historical districts and a lack of owners conforming to the districts requirement codes.

Please, if there's anything the commission can do to act on this sad situation, to at least slow the demise of this once proud gem in our CSPHD, please do so or inform our historic community.

Preservation or no preservation. That is the question.
