From: Bolanle Adesoji Sent: Tuesday, July 19, 2016 9:13 AM To: Lee, Chris Cc: Marcoux, Rocky; Bauman, Robert; Mayor Tom Barrett Subject: Rejection of change in zoning at 1550 N Prospect Ave Milwaukee Honorable Members of the Zoning, Neighborhoods & Development Committee, c/o Chris Lee, I live in the property right next to 1550 N Prospect Ave and hereby reject the change in zoning to a new detailed planned development at 1550 N Prospect Ave. My concerns are: My apartment faces the north and the setbacks of the new building are extremely small, with only 3.4 feet from the lot line with 1522. Whereas 1522 allows open space on both the north and south sides of the building, out of respect for neighbors, this building would be right up the property boundaries. When I look out of my window or go out on my balcony, I would literally be looking into someone else's apartment. In addition, I would lose my beautiful view of the marina which was one of the reasons my husband and I purchased our apartment back in 2009. This is unacceptable. The new building has about 192 apartments and 360 bedrooms which indicate a large population density for a 0.64 acre lot. This will place a heavy demand on parking spaces on N Prospect causing traffic congestion for their guests as the current plan has only 2 parking spaces for guests. The property does not have a turn around drive making deliveries, entry and exit of visitors to the building cumbersome. It will be a traffic nightmare for all of us living on and around N Prospect Ave. The size of the building on so small a lot will require pilings over the edge of the bluff risking damage to the bluff and subsequent damage to adjacent properties. These concerns have not been fully addressed by the zoning committee nor the assurances given by the property developer satisfactory. With so large a building next door to us and the many problems such a development will bring to the neighborhood, our properties will lose value, driving us out of the beautiful lower east side we carefully decided to invest and live in. With the $1.25 million property taxes paid by residents of 1522 N Prospect Ave yearly, we are being treated unfairly. I recommend that the current development be rejected and the original approved plan of 112,000 sq.ft rather than this new one of 360,0000 sq.ft be retained and changes made to preserve the bluff and save the integrity of our property.
