Title
Resolution approving a Purchase and Sale Agreement with Eaton Corporation for the acquisition of the property at 3020 West Congress Street for expansion of a Department of Public Works Sanitation District Office and garage at 3021 West Ruby Avenue, in the 1st Aldermanic District.
Analysis
Adoption of this resolution will authorize acquisition of a privately owned property for expansion of a municipal facility.
Body
Whereas, The Department of Public Works (“DPW”) desires to expand its Sanitation District Office and garage at 3021 West Ruby Avenue to allow for a salt dome and additional storage to replace vacated Sanitation Yards at 72nd and Fond du Lac and at 29th and Cameron; and

Whereas, DPW has funds available in the Sanitation Headquarters Modification - Various Sites Account (No. BU11091100) to acquire property and expand the Ruby Sanitation facility; and

Whereas, Eaton Corporation owns the adjacent vacant lot at 3020 West Congress Street (“Eaton Property”) and has indicated that it is willing to sell the 4.20-acre property to the City of Milwaukee (“City”) for $126,000; and

Whereas, The Department of City Development (“DCD”) has reviewed the offering price and determined that the price is reasonable; and

Whereas, A portion of the Eaton Property also will be available to provide storm water management for the 30th Street Industrial Corridor Initiative; and

Whereas, DCD has obtained an independent Phase I Environmental Site Assessment (“Phase I”) of the Eaton Property, as required by the Milwaukee Code of Ordinances, and DCD staff is satisfied that the Phase I report did not indicate any environmental concerns with the Eaton Property that will require environmental testing or remediation expenditures by the City; and
